What is the duty of the HOA?   An HOA is an organization that is established to maintain the community in its best state.  The HOA enforces rules for the properties and their residents.  


What is the Duty of the Trustees?   The trustees work as a team to ensure that the by-laws of the HOA are adhered to and to follow up on all maintenance of the community areas. 


What is the Tenure of a Trustee?  A trustee is voted into the position every year in October.  1-year appointments


Can I participate as a Trustee?  Yes, you may we have an annual election every October, and you are welcome to submit your interest in participating in the election by submitting the information required to Sterling on the Set annual due date (sometime at the end of August) 


What do the HOA Fees cover : Twice weekly Garbage Pickup/ Mowing Maintenance of Park and common areas, along with pool maintenance and operational fees. Clubhouse Maintenance and operational fees.


How can I pay my annual dues:  You may pay your bill online via the homeowner portal, by mailing in a check or money order, or by dropping off a check or money order at our Kingwood office drop box.

What are my Annual Dues: 
The Current Rate is 550.00 per year. 


How can I pay online?   We can email you a web access letter with the website URL your log-in information. You can send in a request for their web access letter to kingwood@sterlingasi.com or by calling 832-678-4500.


Is our Trash paid for out of my Water bill?     No, your Trash is paid thru your HOA dues.


What days are trash days?  Currently Trash Days are on Tuesday and Friday 


How early can we put out the trash:  The earliest you can put out the trash is the night before trash pick up.  


How do I get Permission for a Yard / Garage Sale:   ( Governed by the City of Humble) 

  •         a  $10.00 garage sale permit fee must be paid and an application submited at least 24 hours piror to the sale.
  •         no more than (4) sales permits shall be issued in any 12 month period 
  •         Eash sale shall be for the duration not to exceed 3 consecutive days 
  •         each sale shall be allowed no more than five signs per sale.  Signs must display permit number
  •         In accordance with the Section 33-52 of the City''s Ordinance, no signs shall be allowed in public right of ways, attached to                utility  poles, trees, pulbic buildings, street signs or traffic control devices. 
  •        Signs shall be displayed no earlier than 5:00 a.m. on the day before the first day of sale and must be removed by 8:00 p.m. of           the  final day permitted sale.

Am I allowed to store my trash cans on the driveway on non-trash days? No trash receptacles must be stored within site of the road.  ( only  behind the fence) 


Am I allowed to park on the Street?  As advised by the City of Humble.    "Parking on the street, while sometimes a necessity can also present several challenges for first responders, school buses, street sweepers and in some cases be an eyesore for your neighbors. 

In order to protect our residential neighborhoods, there are several regulations regarding street parking to keep in mind.  Drivers cannot park on streets for more than 72 consecutive hours.  Additionally, habitual parking in front of property that you do not own or occupy or impeding entry or exit to a private driveway is unlawful.  Finally, vehicles that are inoperable, unlicensed, or have out-of-date registration may be considered "junk Vehicles" and could be towed at the owners expense. I received a letter requesting I attend to some property issues, what am I to do You should read the letter and follow the instructions.  If there is any question on what is written we recommend that you email Sterling about the issue and ask for further clarification or explain to them your plan of action. 


What is the turnaround time for an ACC request?  The ACC Committee does their best to address each request in a timely manner you must be sure to follow the instructions within the ACC request and all the board ample time to review.   ACC Committee should not take more than 2 weeks to approve.  If you have not received an approval or response within two weeks of the submittal feel free to make a call to one of the trustees for them to look into it. 


Am I required to provide a Survey of Property when submitting an ACC Request?  Yes, when you are applying for any changes in more than 50% of your Fence or adding any additional structure to your property.   Please visit our Deed Restrictions for additional and specific information.


How Many Pool Tags can I get?   You may receive a pool tag for each individual who lives on the property of the address for Northshire I & II.  


Who has to sign the Pool Waivers?  Every individual that will be entering the pool must have a waiver on file.  If the person is under the age of 18 the parent or Guardian must sign the waiver.
